I hand picked delinquent properties in my county with out of state owners.

It took me several years, as well, between the time I first heard Seth’s episode on the BiggerPockets Real Estate Podcast (back in 2014, I think?) until I finally sent my first mailer in early 2020.
It definitely does work, and it’s definitely a numbers game. I hope you get a deal from this first mailer, but even if you don’t, hang in there!
