The average course will attempt to provide an end-to-end set of instructions on one specific business model.

In The Beginner's Deal Finding Guide, we focus on one single aspect (how to find deals) that applies to EVERY real estate investing business model out there.

We don't talk about things like:

  • How do handle due diligence
  • How to get properties sold
  • How to set up your business from scratch
  • How to navigate through the closing process
  • How to manage tenants and contractors

We have one, singular focus with this course – to show you all the different marketing strategies you can employ to find the best deals in your market, and how you can start implementing each of these strategies today.

In other words, this course goes deep on one issue, rather than wide on a variety of issues involved in running a real estate investing business.

Finding What Works for You

When we started putting this course content together, we realized pretty quickly that even though there are many different strategies that work, not every strategy is the right fit for every person.

With this in mind, we broke down the lessons and modules based on two major considerations:

  1. Time Intensive Strategies: The marketing strategies that require more time and less money.
  2. Money Intensive Strategies: The marketing strategies that require more money and less time.

Everyone has a different financial situation and schedule, so our goal isn't to push one specific deal finding method that doesn't align with your natural skills and resources.

Our goal is to show you what's out there and help you pick the options that align with your greatest strengths and allow you to capitalize on the time or money resources you have available.

As you can see from the chart above, some strategies are better suited for extroverts and others will be easier for introverts.

If you're someone who hates talking to people, then don't push yourself to knock on doors and cold call people – you'll drive yourself crazy!

However, if you have great interpersonal skills and you enjoy having these conversations, you could be a rockstar in these areas where others will struggle.

Likewise, if you're an introvert and you don't have much money to work with (this was my situation when I was getting started), you'll probably be better suited for strategies like driving for dollars, going after foreclosures and finding deals on ad posting directories, among other things.

The point is, there's something (and usually several things) for everyone. The trick is to understand what you're good at and what you have the time and money to pursue and focus your energy there.

Who This Course Is For

If you're brand new to real estate investing and you have no idea how to go about finding the best deals outside of what you're seeing on Zillow, this course is for you.

Likewise, if you've done a deal or two, but you're still struggling to find a sustainable, repeatable way to find great deals, again and again, this course is for you.

If you've already specialized in one real estate investing niche (like flipping land or flipping houses) and you're trying to find deals in a completely new buy-and-hold strategy, this course is for you.

Who This Course Isn't For

If you're an experienced real estate investor, you've already found one or two marketing strategies that are working well and you're not trying to pivot into a new investing strategy, you don't need this course.

If you're a land investor and you're already employing the direct mail strategies we talk about in the Land Investing Masterclass, you don't need this course.

You may find some of the strategies in this course interesting, especially if you're trying to pursue other opportunities outside of your land business, but as far as the land flipping model goes, the things we cover in this course won't be nearly as useful as what you'll already know from our land course.

We've received a lot of great feedback from the folks who have been through this course. For the right person, it's a GREAT resource that can be referred to again and again.

The only “this isn't what I expected” feedback we've heard is from people who were interested specifically in the land business, and they already understood how to find those deals with direct mail. If you're only looking for land deals, a far better value will be the land course, which dives very deep into the best deal finding strategies for that particular model, along with everything else you need to succeed as a land flipper.
