A selling website is a very important thing for real estate professionals.

Whether you're a house flipper, property manager, wholesaler, realtor or land investor – we ALL have a fundamental need for a highly functional, well-organized, good-looking online space to showcase our properties to the world.

For most real estate professionals, their selling website is the most visible online platform they have. This is the highest traffic website where most of their potential customers will discover who they are. Given the inherent importance of this website – it's a tool that shouldn't be taken lightly. Using just ANY old website isn't going to cut it.

If you want to give people a solid first impression that causes them to come back again and again, you're going to need well-designed, state-of-the-art platform that gives you instant credibility when the eyeballs of your prospects hit your website.

There's no better way to send prospective buyers running the other way than with a horribly designed site that looks like it was built by a 4th grader back in 1997. These kinds of websites may be easy and cheap to publish – but in most cases, they're going to hurt you.

Surprisingly, there are still A LOT of sub-par real estate websites on the internet today… but if you're willing to take the extra step of creating something that looks undeniably professional, trustworthy and worthy of attention, it won't be difficult for you to stand out from the crowd when it counts.

Until recently, building and designing a website was NOT an easy task. Giving a website the look and feel of quality required a lot of “know how”, and it's something I struggled with for a long time. I've been running multiple websites (including this blog) for several years now and I STILL don't consider myself much more than an amateur when it comes to web design. When I want my websites to look amazing, I almost always have to pay for outside help.

There's An Easier Way

Here's my situation… I've needed to revamp my selling website for a while now.

When I set up my first selling website in 2009, I paid $1,500 for it (which was actually a great deal, considering my local ad agency quoted me a price of $12,000 for the exact same thing). The website looked great when it was finished – but even though it was “pretty”, it wasn't very functional.

The whole point of my selling website was to create beautiful property listings for the world to see, and even though my web designer was great at making beautiful websites, he didn't understand how to make beautiful REAL ESTATE websites.

On my second go around – I wanted to do this right. My first priority was to find the fastest, easiest, most convenient way to set up a real estate website that would look amazing WITHOUT paying a small fortune for someone to screw it up in the end.

Since I already had some experience with Lead Propeller, I knew it was a very simple and practical option. As you'll see in the video below, this service is ridiculously easy to use…

Note: I do have an affiliate relationship with Lead Propeller. If you'd like to give it a try, be sure to use promotional code RETIPSTER when you sign up. This will give you 75% off your first month and I'll get a small commission from the sale (thank you for your support!).

Also, as I mentioned in the video above, be sure to utilize some of the free images available on Unsplash. Trust me, these will make your website look amazing.

An Abundance of Value

Now, when I first heard about Lead Propeller, I was a little hesitant to sign up for another monthly subscription.

I knew it was possible to get a website up and running for a couple hundred bucks if I wanted to, but the problem was, my design skills were almost non-existent. If I wanted my website to look good AND operate with all the functionality it needed, it was going to cost me, both in time and money.

The nice thing about Lead Propeller is – for the cost of a monthly subscription, you won't just get one website, you'll get THREE websites (a Buying WebsiteSelling Website and a Wholesaling Website) and they'll all work with the same level of ease and simplicity as shown in the video above.

And each one comes with a TON of value-added resources:

  • Proven and effective content included (so you won’t have to “make up” anything new to say).
  • Your sites are fully customizable through an editor that doesn’t require any coding knowledge.
  • The system uses a mobile responsive design, so your site will look great on any device.
  • Comes with pre-built forms that can relay information to you via email AND instant text message.
  • Integrates with email marketing providers like MailChimp, Aweber, Constant Contact and GetResponse.
  • You can easily add a WordPress blog to any Lead Propeller website.
  • Lead Propeller sites are built specifically for real estate investors, by real estate investors.
  • Comes equipped with dozens of video tutorials on how to optimize and promote your site.
  • In-house support available by phone and email.

I currently have three websites running in my business. Altogether, I’ve paid thousands for each of them. Each one serves a vital set of needs in my business and they’ve all paid off in a big way, so it goes without saying – getting access to all of this for one monthly subscription is a bargain… especially if you're using each of them to their full potential.

The Importance of First Impressions

It took me a while to realize it – but the first impression of a website says a great deal about the person and/or business behind it.

Take the REtipster Blog, for example. In my first 6 months of running this website, I rarely got more than 10 visitors per day (and about half of those visits were coming from me).

When I finally invested in a high quality theme, professionally designed logo and made other tweaks to the overall appearance and navigability of the website, I was astounded at the eventual uptick I saw in monthly visitors to the site (now hovering at around 100,000 visitors per month). It didn't happen overnight, but when the right components are in place, it's amazing to see how the world starts interacting with your website!

Part of the reason this happens is because of high quality content, but another huge reason for the increase in traffic came from having a site that was designed well and easy to navigate. When people get are getting a great first impression when they land on your homepage, they'll start taking you MUCH more seriously – and in time, the traffic will follow.

The same thing can happen to you – but only if you invest the time, money and energy into a website that is worthy of people's attention.

If you do sign up with Lead Propeller you DO get three websites, but they do not have to be 3 different types of websites. You can actually create 3 selling websites, 2 selling and 1 buying website, or any other combination that you may come up with.

    • Seth Williams says:

That’s a great point Joshua – I hadn’t even thought about that. If for some reason you needed multiple websites for the same purpose, that should be fair game. Thanks for sharing!

Sorry about the duplicate comment, WordPress was acting up on me 🙂 But people should definitely check out morguefile.com if they are looking for free images.

How where you able to hit 100,000 visitors a month? what tips do you have for a new blogger?

    • Seth Williams says:

Hi Moshe – it took 3 years of pouring my heart and soul (and thousands of hours) into this site. None of it was hired out, and there was no SEO or “gaming the system” involved. I wish I could tell you there was a shortcut – but there isn’t one that I know of (but on the same coin, the results are priceless).

Thanks for another great posting. I enjoy all your videos. Based off of this posting I ditched my wordpress theme (that never looked good I might add) and moved over to Lead Propeller. I tell you what, so far it has been the easiest thing about my business! I’m still working through some of the tutorial videos to make sure I don’t miss anything but the whole experience has been great. The affiliate link was great too by the way!

Thanks for letting me know Yasir – glad it’s working!

  • Tom says:

    Hi Seth,
I’ve been following your blog and have noticed your quality contributions on other sites as well. This may seem to be a silly question but is your buying website also with lead propeller or is it a WordPress site like you had blogged about a couple of years ago?

    • Seth Williams says:

Hi Tom – that’s actually a great question.

At this point, all of my sites are running through LeadPropeller EXCEPT for my buying website (which is running through a simple WordPress site – as I explain it in this blog post). The reason being – my buying website needs to have a VERY customized submission form, and I simply can’t customize a LeadPropeller site to the extent that I need to.

But for the purpose of collecting leads and creating great looking property listings, LeadPropeller is hard to beat.

  • Brian says:

Great video Seth. I’m all ready to jump in with Lead Propeller but I was wondering if you had buy buttons on your land selling site? I’m new to vacant land and my existing (not as good looking) site had Stripe integration. Just wondering if that’s a go with LeadPropeller?

I sent them an email asking as well, curious if you had to hire out to customize or something like that.

    • Seth Williams says:

Hi Brian – I’ve asked them about this too, and to my knowledge, no such thing exists yet.

You should probably be aware… Stripe is a great service, but they also prohibit users from utilizing their service for real estate transactions (see here). There are definitely people who are doing it anyway… but they’re also breaking the terms and conditions (and I’ve heard of a few who have even got their accounts suspended because of it). Buying real estate via credit card is a surprisingly difficult thing to do, because none of the big name credit card processors will allow it. I’m not saying it’s impossible – but if you’re trying to find a credit card processor who will willingly allow this, you’re going to be searching for a long time, because there aren’t many of them out there.

  • Mark says:

Have you asked them if it is possible to change the property details of bedrooms, bath, garages etc to other terms? More like acres, or something more related to raw land?

    • Seth Williams says:

Hi Mark – they have actually changed their system so that if you input “0” for those items, they just wont be displayed (so it won’t have a bunch of useless line items for things that don’t exist on the property). I’m using it for my vacant land properties and it works pretty well. I wouldn’t say it’s tailored precisely for vacant land properties, but it definitely still works (and keep in mind, you can put any information you want in the description itself – so if something is missing, you can always include it there).
