  1. Awesome informative and encouraging video… Thanks Seth and Jaren. Also appreciate Jaren wrapping up with a Christ centered focus. Couple of questions: 1. Jaren mentioned the course offed by Seth/ReTipster where can we learn more about this? 2. After finding these deals or properties that your really want to pursue, do you open title at your “go to” title company to find any liens or clouds prior to making an offer? Many of the deals we are finding come with inherent title issues. Most of the time dealing with properties that were inherited and multiple heirs… how do you navigate issues like this and as I mentioned, is this part of your due diligence prior to making an offer or afterwards?

      As for your second question, you can open title at a title company, but when you’re buying properties for ultra-cheap, sometimes the economics don’t make sense (and believe it or not, you can close these yourself if you know how to follow the formalities, as I explain in this blog post: https://retipster.com/how-to-close-cash-transaction

      That being said, if the value of the property is worth $10K or more, then yes, using a title company is usually a pretty easy decision. They will go a lot slower, but they’ll take a ton of work off your hands in the process.
